The
rental rates in India are among
the highest in the world as
returns on investment on the
capital value of the property.
Apart from global corporations
hungrily lapping up any commercial
space on offer and local businesses
expanding furiously to keep
up with the demand, India has
also been encouraging Non Resident
Indians (NRIs) to invest in
real estate in India with tax
incentives and relaxation of
foreign direct investments (FDI)
rules. The sudden change in
sentiments is clearly visible
in India's bulging foreign exchange
reserves, which are at a record
high of over 135 billion US
dollars. And the RBI has relaxed
the rules further for NRIs with
respect to repatriation of foreign
exchange on real estate investments.
Besides being a safe destination,
India offers 10 to 12 per cent
returns on commercial real estate,
perhaps the highest in the world.

with Indian stock markets at
all time high and falling interest
rates, many investors who would
not have earlier invested in
real estate have now seriously
started contemplating doing
so.
However, like always it is prudent
to fully evaluate the offering
before committing to it. Quality
of tenant, lock in period, security
deposit, and rent escalation
clause are but only few of the
factors one need to look at.
Nine years lease is the norm
today with 15% escalation in
rent every three years. Usually
the lock in period is of three
years before which if the tenant
vacates the premises he stands
to lose the security deposit,
which is usually equal to six
months rent.
